I received an inquiry yesterday at 4am in the morning asking about a property. Ok, I was still asleep at that time. I read the email at around 6:30 am, by 8:30, I sent an email out to my lender, Dan at Primary Residential Mortgage, and made contact with the lady who was interested in buying a new home. I had a nice conversation with her and learned specifics as to the type of home, price range and location she was considering. Within a few hours of my conversation, Dan called me and gave me the update of the loan qualification. Although my buyer did not currently qualify for a home loan, it was an important step that is needed for the agent and the buyer to know. Many prospective buyers rush into looking at homes on many websites such as Zillow, Trulia, realtor.com and Redfin because it’s convenient. But, they miss a vital step in the buying process and that is: to speak to a lender first.
There are 3 main reasons this is an important step. First, you will find out if you qualify for a loan. Second, you will find out how much you qualify for, and third, probably the most important, you will have an in depth conversation with the lender about mortgage amounts, interest rates, loan programs that best suit you.
